YEIDA offers 276 residential plots, Real Estate News, ET RealEstate

NOIDA: Yamuna Expressway Industrial Development Authority (YEIDA) has lined up a series of plot schemes to be launched this week, starting with residential plots that were made available on Monday. The Authority is offering 276 plots of 200 square metres each in Pocket 9B of Sector 18. The application process will remain open until May 21 and the draw is scheduled for July 11.

Of the total, 214 plots fall under the general category, with 17.5% reserved for farmers and 5% for individuals associated with industries.

With residential land prices now revised to Rs 35,000 per sqm — a 35% increase from the previous Rs 25,900 — buyers will need to deposit Rs 7 lakh as a 10% registration fee. The remaining amount must be paid within 60 days of allotment. Allottees must complete construction within three years of the lease deed or pay time extension charges. The Authority has planned plot launches over four consecutive days.

YEIDA — which had revised its plot allotment rates last month, increasing them substantially across various categories — also plans to launch 15 group housing plots, ranging in size from 2.5 acres to 50 acres, soon. Additionally, 100 industrial plots and 140 commercial plots meant for shops will be up for grabs. The Authority is also set to introduce a scheme for nine hotel plots.

YEIDA CEO Arun Vir Singh said there was a strong demand for larger plots near the Noida International Airport, Medical Device Park and upcoming Film City — each located just 10 to 15 km from these plots.

The group housing scheme, which includes 15 plots ranging from 2.5 to 50 acres, is expected later this week. A scheme for nine hotel plots is also in the pipeline. In the commercial category, YEIDA will offer 140 plots of 100 sqm for shops. In the industrial segment, a total of 101 plots will be launched—81 plots under 8,000 sqm and 20 above 8,000 sqm. The smaller industrial plots will be allotted through e-auction, while larger plots will be allotted using objective criteria.

Corporate office plot rates saw the steepest increase—up 110% from Rs 25,000 to Rs 52,500 per sqm. Group housing plot rates also rose 62%, now matching the Rs 52,500 per sqm rate. Commercial plot rates increased by 35%. Plots with a floor area ratio (FAR) of up to 2 are now priced at Rs 70,000 per sqm (up from Rs 51,800), while those with FAR exceeding 2 are priced at Rs 84,000 per sqm, up from Rs 62,200. Industrial land rates rose by 10%.

Plots up to 4,000 sqm now cost Rs 15,670 per sqm, while those over 80,000 sqm are priced at Rs 9,550 per sqm. T

hese launches aim to meet the surging demand for real estate in the Yamuna region, fuelled by the upcoming international airport and large-scale infrastructure projects.
