Ajay Devgn lease out office space in Mumbai for ₹5.47 lakh per month, ET RealEstate
NEW DELHI: Ajay Devgn has leased out office space in Andheri West, Mumbai for a monthly rent starting at ₹5.47 lakh to Bombay Design Centre.
The rental agreement spans five years from May 2025 to April 2030, inclusive of an initial fit-out period. The monthly rent is set at ₹5.47 lakh for the first three years and escalates to ₹6.29 lakh for the final two years of the term, according to the Inspector General of Registration (IGR) reviewed by Square Yards. The deal was officially registered in May 2025.
The office unit has a carpet area of 2,545 sq ft (236 sq meters). The deal incurred a stamp duty payment of ₹85,500 and registration charges of ₹1,000. The transaction includes a security deposit of ₹16.42 lakh.
Devgn acquired three adjacent office units, each measuring 2,545 sq ft, for a total value of ₹30.35 crore in April 2023. The current rental agreement pertains to one of these units.
Based on the agreed rental terms and estimated acquisition cost of a single unit, the rental yield stands at approximately 6.5% for the first three years, rising to around 7.5% during the final two years of the lease.
