Ahmedabad civic body opens fresh registrations for nine properties, ET RealEstate
AHMEDABAD: Prime plots are once again up for grabs as the Ahmedabad Municipal Corporation (AMC) opens fresh registrations for nine properties —with a massive base price of Rs 920.48 crore. This includes two prime commercial plots near Sindhu Bhavan Road, valued together at Rs 333.26 crore. The civic body hopes will fetch Rs 1,000 crore.
In earlier rounds, lack of competition and single bids forced the civic body to cancel deals. This time, they are banking on better market response.
Bidders can register from April 16 to May 15, and the sale process will be conducted on May 19 and 20. The nine plots — five residential and four commercial — are spread across different zones including Bodakdev, Thaltej, Motera, Chandkheda, Shilaj, Vatva, and Nikol.
Interestingly, all these plots were part of previous land sales that failed. In June 2024, AMC had put 22 plots on the block, but only six were sold, fetching Rs 174 crore. The standing committee approved bids for six plots in different areas for Rs 174 crore on August 8, 2024. The AMC’s estate department had received maximum bids for 9 plots but decided to cancel the sale of three plots in Shilaj, Bodakdev, and Motera due to single bidders. A single bid of Rs 302 crore for these three plots was rejected.
However, AMC officials are optimistic this time, especially after the success of a high-profile land sale in June 2024. That deal saw LuLu International Shopping Malls Pvt Ltd purchasing a Chandkheda plot near SP Ring Road for Rs 519.41 crore—Rs 16.54 crore above the base price of Rs 502.87 crore. It remains AMC’s largest and most valuable land deal so far.
Among the nine plots now being offered, rates per square metre range widely — from Rs 40,000 for a residential plot in Vatva to Rs 2.75 lakh for a plot in Thaltej. The plots vary in size, with the largest being over 16,000 sq m in Motera and the smallest just over 960 sq m in Motera as well.
