Infosys BPM leases 1.3 lakh sq ft office space in Pune’s Hinjewadi, ET RealEstate

India’s second-largest software services exporter Infosys’ business process management arm has leased around 130,000 sq ft office space at an IT and business park in Pune’s Hinjewadi locality through a 36-month lease agreement.

The leased office space is spread over five floors spanning two commercial towers at Embassy Tech Zone, part of Embassy Office Parks REIT, showed documents accessed through realty data analytics platform Propstack.

The lease agreement with Infosys BPM set monthly rentals at Rs 55 per sq ft or Rs 70.39 lakh. It does not include any rental escalation over the lease period, the document showed. The company gave a security deposit equivalent to nine months’ rent, totalling over Rs 6.34 crore while registering the deal.

As part of the transaction, Infosys BPM will get exclusive access to 127 car parking slots in the complex. It will have to pay Rs 2,500 per month for every additional car parking space.

The lessee is expected to pay maintenance charges as actuals with a 20% markup as management fees, currently estimated at over Rs 15.17 per sq ft a month excluding Goods & Services Tax. This is subject to an annual review, the documents showed.

Lease deals to set up Global Capability Centres (GCCs) and BPM facilities are emerging as crucial growth drivers in India’s commercial realty market, especially in IT-centric cities like Bengaluru, Pune, Hyderabad, and Chennai.

This trend is spurring large-scale leasing deals, not limited to new entrants but also entailing expansions by established entities, who are securing long-term leases for large office spaces.

Demand for flexible leasing options has also risen as GCCs and BPMs seek to remain adaptable to changing business needs. This includes shorter lease terms, lower rental escalation clauses, and customised layouts to accommodate evolving operational requirements.
