Gujarat CM hints at faster building plan approval process, Real Estate News, ET RealEstate

AHMEDABAD: Chief minister Bhupendra Patel on Friday hinted at a potential overhaul of Gujarat’s building plan approval system, addressing long-standing demands from real estate developers for quicker clearances.

Speaking during CREDAI‘s change of guard ceremony at Mahatma Mandir in Gandhinagar, the CM said, “The Prime Minister has always emphasised ease of doing business. We are considering a system that allows plan approvals anytime — but without compromising on compliance.”

During the function, the managing director of Ganesh Housing Corporation Ltd, Shekhar Patel, took over as the national president for 2025-27 of the realtors’ body. Patel added that, like the three-year window given to industries for obtaining non-agriculture (NA) permissions, a similar approach could be adopted for real estate.

The chief minister said, “The ‘Housing for All’ initiative has boosted the real estate sector. Also, an initiative to provide low-rent houses to workers and the weaker section in urban areas has started. About 1 crore beneficiaries will be supported by the govt for houses under the Pradhanmantri Shaheri Awas Yojna 2.0.”

Newly appointed CREDAI national president Shekhar Patel said, “We are going to provide for skill development of 10 lakh workers in the next five years. We have decided to set up Ganesh Real Estate Management Institute, which will provide a post-graduate curriculum for real estate. We have decided to set up CREDAI Green India Council and will work for reforestation of the Western Ghat and Aravalli mountain range.”

Shekhar Patel said, “We will set up a CREDAI data analytics centre and release monthly data on real estate, which will help the govt and the industry. We will work to improve ease of doing business because, in many states, the approval process takes time from six months to two years after land purchase, and the total project cycle is as long as seven years. We will work to bring it down to three years.”

“We will also work to change the definition of affordable housing, which was set in 2017, and since then, prices have increased significantly. We will demand to link the definition of affordable housing with inflation.”

He backed the govt’s Viksit Bharat campaign and said that they will work towards making India a clean, green, smart, and inclusive country.

The newly appointed chairman of CREDAI, Boman Irani, said, “Real estate contributes 8% to the GDP of $3.7 trillion, and by 2047, when our GDP will reach $30 trillion, the real estate sector will contribute 15% of GDP.”

The event, ‘The Big Shift — Change of Guard Ceremony 2025′, was attended by state ministers Rushikesh Patel, Balvantsinh Rajput, Harsh Sanghavi, member of Rajya Sabha Parimal Nathwani, Zydus Group chairman Pankaj Patel, Quality Council of India chairman Jaxay Shah, and others.

CREDAI signed a memorandum of understanding (MoU) with the National Skill Development Corporation (NSDC) and the Quality Council of India (QCI) for skill development as part of the event.
