Embassy REIT posts 10% rise in NOI in FY25, ET RealEstate


NEW DELHI: Embassy Office Parks REIT (Embassy REIT) has reported a growth of 10 per cent in its net operating income (NOI) during the financial year ended March 31, 2025. The NOI stood at ₹3,283 crore

The company delivered distributions of ₹2,181 crores (₹23.01 per unit), up eight per cent year-on-year. It refinanced ₹6,300 crores debt at an average rate of 7.98%.

Ritwik Bhattacharjee, chief executive officer of the company said, “In FY25, we leased 6.6 million sq ft, delivered 2.5 million sq ft of new development and acquired a 5 million sq ft high-quality asset. Notably, we increased distributions by 8% and are pleased to guide to double-digit distribution growth in FY26.”

The board of directors of Embassy Office Parks Management Services (EOPMSPL), manager to Embassy REIT declared a distribution of ₹538 crore or ₹5.68 per unit for Q4 FY25.

The company leased 6.6 million sq ft across 98 deals during the financial year. It provides FY26 guidance with distributions in the range of ₹24.50 to ₹26.00 per unit, implying a 10% year-on-year growth in distributions at midpoint and occupancy in the range of 93%-94% by value.
