Uttar Pradesh government mulls hike in property registration rebate for women to ₹1 crore, ET RealEstate


LUCKNOW: Chief Minister Yogi Adityanath on Friday suggested that the 1% rebate offered to women, up to a maximum of Rs 10 lakh, in registration of properties should be increased to Rs 1 crore.

“This would empower women and enhance their participation in the economy,” the CM said during a review of the department of stamp and registration on Friday.

He further said when ancestral immovable property is divided among family members, which includes a living person and their three preceding generations, the maximum stamp duty should be Rs 5,000. Similarly, the registration fee should also be capped at Rs 5,000, the CM said, explaining that this would be a public welfare decision that helps resolve family disputes.

Yogi directed officials to ensure uniformity in determining circle rates, especially in areas with similar conditions. “The rate determination should consider development, urbanisation and infrastructure progress. It is important to carry out mandatory verification of documents and land ownership before the registration process to reduce land disputes. It is also must to simplify the registration process and maximise the use of technology to save time and resources,” he said.

The CM was informed that stamp sales amounted to Rs 11,000 crore in 2016-17, while in 2024-25, this figure exceeded Rs 30,000 crore. There was an 11.67% increase in revenue from 2023-24 to 2024-25. The department revised circle rates in 45 districts and the process was ongoing in the remaining 30 districts.

To ensure public convenience, the CM said the infrastructure of registry offices in all districts should be strengthened and adequate staff made available. He also instructed that CCTV cameras in registry offices remain active.

The CM said all functioning of the department related to the public should be conducted online to eliminate the need for people to visit offices.

To this, officials highlighted that the department provides online services such as stamp generation, property clearance certificates, filing of agricultural mortgage deeds, payment of registration fees, refund of unused stamps, and availability of marriage registration and clearance certificates in DigiLocker.
