Belagavi cantonment board sends revised building bylaws for approval, ET RealEstate
BELAGAVI: The Belagavi Cantonment Board (BCB) submitted a revised draft of its building bylaws to the Principal Director of Defence Estates, Southern Command, Pune, for approval.
The updated draft incorporates several changes to building permissions, aligning with recommendations from The Energy and Resources Institute (TERI), after the previous version was struck down by authorities.
As per the new proposal, the civil area is divided into two zones—zone 1 for the inner civil area and zone 2 for the outer civil area. Zone 1 includes market and high-density residential areas, while Zone 2 comprises low-density bungalow zones.
In zone 1, the following permissions are proposed: For plots up to 100 square metres (sqm) – ground + first + second floors are permitted, with up to 90% ground coverage. For plots between 100–300 sqm – stilt + ground + first + second floors are allowed, with 75% ground coverage. For plots over 300 sqm – basement + stilt + ground + first + second floors are permitted, with a maximum 60% ground coverage. The building height is capped at 18 metres in all cases.
For plots smaller than 50 sqm, no setback is mandated due to space constraints. These plots are allowed 100% ground coverage, as municipal services such as water supply, underground drainage, and electricity can be accessed from the adjacent road.
In Zone 2 (outer civil areas), the proposed bylaws permit a maximum Floor Space Index (FSI) of 0.5. For plots up to 100 sqm – ground + first + second floors are allowed. For plots between 100–300 sqm – stilt + ground + first + second floors are allowed. For plots over 300 sqm – basement + stilt + ground + first + second floors are permitted. In all cases, maximum ground coverage is capped at 50%, and building height at 18 metres. The minimum plot size for new residential construction is proposed at 50 sqm.
The revised draft was approved by the BCB during its meeting held on Thursday, chaired by Brigadier Joydeep Mukherjee, Commandant of The Maratha Light Infantry Regimental Centre (MLIRC). BCB CEO Rajeev Kumar and nominated member Sudhir Tupekar were also present.
Speaking to TOI, CEO Rajeev Kumar clarified that the new bylaws will come into effect only after formal approval from the Principal Director of Defence Estates, Pune.
